Central Park, Liverpool: A Landlord’s Guide to Letting Your Apartment
Central Park is one of the Baltic Triangle’s newest and most recognisable residential buildings. It’s nine storeys of New York-style apartments on Brassey Street, a few minutes’ walk from our office on Jordan Street.
If you own a flat here, or you’re thinking about buying one, this guide covers what you need to know about letting it: who rents here, what rents to expect, the costs to plan for, and the questions worth asking before you choose how to let it.
0.5 miles from our door
Our office is on Jordan Street in the Baltic Triangle. Central Park is a 9-minute walk away. Viewings, inspections, check-ins and repairs are handled by a team that's round the corner, not across the city.

Who rents at Central Park
The Baltic Triangle draws young professionals, people working in the area’s creative and digital businesses, and people working in the city centre who want character without the noise of Ropewalks.
Most Central Park flats are furnished and ready for move-in. This can sometimes attract a more transient tenant type who will live in the area for a couple of years before moving on.
We’ve rented 1 and 2 beds in the building and usually to couples or single occupants.
What rent to expect
Rent depends heavily on floor, outlook, parking and how the flat is furnished. Units with a view, or a parking space in the underground car park, consistently let at the top of the range.
We are hesitant to list specific rents here as they go out of date so quickly but get in touch for a detailed rent appraisal of your property.
For more on pricing your flat, see our guides on how to set the right rent and how rent increases now work under the Renters’ Rights Act.
Prefer to manage the tenancy yourself? Our let-only service finds and fully references a tenant for you, and sets up a compliant tenancy.
Costs to plan for
- Service charge: marketing material for the development quotes around £2.75 per square foot. Check your own lease and your latest budget from the managing agent, as charges change over time. Service charge is always payable by the landlord and not the tenant.
- Ground rent: zero on the units marketed so far, but check your legal pack
- Council tax: tenants pay this while the flat is let. You pay it during empty periods.
- Compliance: EICR, smoke and carbon monoxide alarms, a valid EPC and deposit protection. All of this is handled as standard under our full management.
Licensing
Liverpool operates a selective landlord licensing scheme, and Central Park is within the Selective Licensing area, so it does require a licence. We can handle the application for you if we are managing the property.
Things worth knowing about the building
