Parliament Square, Liverpool: A Landlord’s Guide to Letting Your Apartment

Parliament Square, Liverpool: A Landlord’s Guide to Letting Your Apartment

Last updated:

Parliament Square is the largest residential development in the Baltic Triangle: four towers of more than 500 apartments set around a central plaza, opposite the Anglican Cathedral. If you own a flat here, or you’re thinking about buying one, this guide covers what you need to know about letting it: who rents here, what the area offers tenants, the costs to plan for, and the questions worth asking before you choose how to let it.

Round the corner from our office

Our office is on Jordan Street in the Baltic Triangle and Parliament Square is a short walk away. Viewings, inspections, check-ins and repairs are handled by a team that's round the corner, not across the city.

Who rents at Parliament Square

Mostly young professionals working in the city centre or in the Baltic Triangle’s creative and digital businesses, plus graduates and couples who want city living without paying city-centre prices. With a supermarket downstairs and the centre a short walk away, it suits tenants who don’t run a car.

The area

Parliament Square sits on the edge of the city centre, where the Baltic Triangle meets the Georgian Quarter and the Cathedral. Tenants get a quieter, residential feel with the centre close by.

  • On the doorstep: the commercial units under the apartments include an Asda for everyday shopping, Marty’s for food and Natterjacks running shop.
  • Over the road: Boxpark, with street food, bars and big-screen sport.
  • A few minutes’ walk: the rest of the Baltic Triangle, Liverpool’s creative district, including Baltic Market and Cains Brewery Village with their food halls, independent bars and live music.
  • Around 15 minutes’ walk: the Albert Dock and waterfront, and Liverpool ONE for shopping.

For tenants this is a big part of the appeal: almost everything they need day to day is a short walk away.

Getting around

  • Car: underground parking for residents with an allocated space.
  • On foot: most tenants won’t need a car. Shops, bars, the waterfront and the main shopping district are all walkable.
  • Bus: stops within five minutes’ walk, with regular services into the centre and out to south Liverpool.
  • Scooters: Bolt e-scooters can be hired by app nearby and used to get around the city.
  • Train: a new Merseyrail station, Liverpool Baltic, is planned a short walk away. It was originally due to open in 2027 but has been delayed. As of late 2026 there is no confirmed opening date, with current estimates pointing to 2029 at the earliest. Once open, Liverpool Central will be one stop away.

What rent to expect

Rent depends heavily on floor, outlook, parking and how the flat is furnished. Higher floors with cathedral or river views, and flats with a parking space, let at the top of the range. We are hesitant to list specific rents here as they go out of date so quickly, but get in touch for a current rental valuation of your apartment.

Costs to plan for

  • Service charge: [ADD figure if known]. Check your own lease and the latest budget from the managing agent, as charges change over time. Service charge is always payable by the landlord, not the tenant.
  • [MIRROR the rest of the Central Park cost list: ground rent, insurance, compliance certificates, letting fees]

Licensing

[CONFIRM: copy the Central Park licensing paragraph. Same L8 / Riverside area, so the same selective licensing scheme should apply.]
