Bed Bugs in Rental Properties: What Landlords Need to Know
Bed bugs aren’t a sign of a dirty home. They travel in luggage, second-hand furniture and clothing, and they’re increasingly common in the UK. For landlords, the key is spotting them early, acting fast and being fair about who pays.
🔍 Signs of bed bugs
- Small, itchy bites, often in lines or clusters
- Tiny blood spots on sheets or mattresses
- Dark specks along mattress seams, headboards and skirting boards
- Shed skins or live bugs, which are small, flat and reddish-brown
They hide in seams, cracks and furniture joints, and only come out at night, so infestations are often well established by the time they’re noticed.
⚖️ Who’s responsible?
It depends on how they got there, which is often hard to prove.
- The landlord is usually responsible if the property was infested before the tenant moved in, or if bugs are spreading from a neighbouring property or shared areas.
- The tenant may be responsible if they brought them in, for example with second-hand furniture or after travelling.
In practice, many landlords pay for treatment anyway, because acting quickly is cheaper than arguing while the infestation spreads. If you do, keep a record of the circumstances.
🛠️ How to deal with an infestation
- Call a professional. DIY sprays rarely work and can push bugs further into the property.
- Expect more than one visit. Treatment usually takes two or three visits, a couple of weeks apart, using heat, chemical treatment or both.
- Help the tenant prepare. They’ll need to wash bedding and clothes on a hot wash, declutter and avoid moving items to other rooms.
- Replace badly affected items if needed, especially mattresses in furnished lets.
- Follow up to make sure the problem’s gone.
🛡️ Preventing them coming back
- Avoid second-hand mattresses and upholstered furniture in furnished lets
- Use mattress encasements
- Check thoroughly between tenancies
- Encourage tenants to report bites or signs straight away

🏘️ A note for HMO landlords
In shared houses, bed bugs spread between rooms quickly. Treat the affected room and inspect the neighbouring rooms, and the shared areas, at the same time.
